Some thought has to be given to "Where will I live after I sell the property?" What type of credit history will the new place where you want to live require?
Consideration and thought in setting the sales price and terms of sale should be given prior to listing your property with a local real estate agent. Some of the questions that may need to be addressed are?
Can I sell it before the foreclosure sale occurs?
If repairs are needed, do I have the money necessary to make them prior to listing the property AND if so, and if made, will they increase the sales price of the property?
At what price do I list the home in order to get it sold within the window of time I have before the foreclosure sale occurs?
What happens if there is a deficiency? (i.e.: the sale does not produce enough to pay off the entire mortgage, late fees, legal fees, property repair and expenses of the sale?)
